About Course
Every year, hundreds of counties across the US sell properties because the owners stopped paying property taxes. You can buy them at auction — sometimes for a few thousand dollars — take full ownership, and turn them into cash-flowing rentals. Most people don’t even know this strategy exists.
I’ve been buying tax deeds since 2018. This masterclass is the complete system I use, from finding the right properties being auctioned to refinancing the finished rental and pulling my money back out tax-free.
What’s covered:
- What a tax deed actually is, and why most mortgages get wiped at sale
- The three types explained: tax deeds, tax lien certificates, and redeemable deeds — with the states that use each
- How to choose a state and then a county, using redemption periods, auction format, and investor-friendly rules
- Evaluating a market: rent-to-price ratios, population, jobs, vacancy, and resale strength
- The numbers I actually buy on — all-in at 65% or less of after-repair value
- Online auction platforms that make remote and first-time investing possible
- The full due diligence process using assessor records, GIS, deed records, Zillow, and Rentometer — and why inspection is the step you never skip
- Setting your maximum bid, and the bidding discipline that protects your entry point
- How I bid: why I enter in the final minutes and never get into a bidding war
- Taking possession — vacant vs. occupied, redemption periods, and why occupancy status changes everything
- Your exit options: sell as-is, owner finance, flip turn-key, or hold as a rental
- My strategy: the BRRRR method with tax deeds — buy, renovate, rent, refinance with a DSCR loan, repeat
- How DSCR loans work and qualify you on the property’s income instead of yours
Two fully documented case studies walk through real deals I bought in 2023 — purchase price, renovation cost, appraisal, refinance, monthly cash flow, and $40,000+ in tax-free profit on each — with before and after photos.
The honest version: tax deeds are not free houses. Some properties aren’t worth what you’d pay, occupied properties can get expensive, and title work can take time and money. Knowing which properties to skip is most of the skill, and this course spends as much time on avoiding losses as on finding wins.
Note: Tax sale procedures, redemption periods, and title rules vary significantly by state and county. This is educational, not legal advice. Work with a local real estate attorney before bidding.
